The 5 Services You Pay for in a Basic Roof Installation Package

We’ve all seen it before: those hidden fees that come alongside any significant purchase. There always seems to be a processing fee, service fee, online transaction fees, you name it. 

All of these hidden fees make it hard to budget – and that alone can be frustrating. But add in a costly project like a roof replacement, and it’s enough to start your head spinning.

When you purchase a roof, there is a list of things you pay for and things you can add to the package. We’ve compiled the list here for you to know exactly what to expect when you go to replace or repair your roof. 

What Is Included in the Basic Roofing Package

What if you want a simple roof with none of the extras? 

If you want no gutters, warranties, and extra fees, that is definitely achievable. But when you purchase a new roof, there are still services that are included in the estimated price. 

Here is what you’ll be paying for in the process:

1. Home Protection 

The goal of the roofing contractor is not only your happiness with the result of your new roof, but to leave your home in better condition than when they found it. 

Home protection during a roof replacement using plywoodTo do this, they want to cover all of their bases. They use plywood to cover any windows or screen doors. Tarps are used to protect the exterior walls of your home. And they do their best to cover and work around any flowers or gardens you have. 

This is all included, so there are no added costs for home-protection materials

2. Labor

A roof installation couldn’t be done without the dedicated roofing crew. And, of course, their hard work deserves compensation.

The price of labor for the roofing crews will vary from contractor to contractor, but this price will always be included in the initial estimate you receive. 

It is important to note that there are factors that can influence the price of labor. If unforeseen issues take extra time to be remedied, you will have to pay for the additional labor costs. 

3. Materials

When you are given the quote for your roof replacement, it also includes the cost of materials.

Roofing materials go beyond just shingles. Also included are the: 

  • synthetic underlayment
  • ice and water barrier
  • nails
  • gutter aprons
  • drip edges
  • valleys
  • ventilation
  • flashing

Additionally, there is an approximate cost for roof decking that is included in the estimate. However,  this price can change if, once roof tear-off is complete, they notice more water damage on the roof than anticipated. 

Should this happen and the decking needs to be replaced, the customer will be responsible for the price of the additional material. 

4. Workmanship Warranty

Most roofing companies offer a workmanship warranty. If the workmanship is sub-par in some areas of the roof, this warranty will cover the costs of any repairs.

Workmanship warranties do not cover any repairs outside of ones caused by poor workmanship. 

That means if your roof is damaged by strong winds or hail, any repairs will not be covered by the roofing contractor. For those issues, you will have to file an insurance claim or pay out-of-pocket.

5. Cleanup 

After the roof installation is done, the next step is to leave your yard cleaner than when they found it. 

Roof installations can be pretty messy. There is a lot of debris involved in the tear-off process, such as old shingles and nails. 

All of the debris that falls to the ground will be cleaned up by your roofing crew and put into dumpsters or trucks. Additionally, they will use a magnet to pick up any stray nails that may have fallen during the process.

The time and labor it takes to cleanup will be included in the initial estimate you receive from the contractor. So there’s no need to worry about any additional fees – there are none. 

The dumpster fees are also included in the original estimate, so there should be no surprises on the front, either. 

Additional Services You Can Add On To A New Roof Installation 

Now that you know all of the goodies that come along with a basic new roof installation, we can dive into the optional services. 

You can customize your roof installation with the following:

1. Manufacturer Warranties

Warranties are offered through the shingle manufacturer for materials like shingles, covering a percentage of any future repairs or replacements. 

These warranties can be prorated or non-prorated and can range anywhere from 10 to 50 years. 

Additionally, these warranties are ensured through the manufacturer. Meaning should your roofing contractor go out of business, your roof will still be covered by the warranties. 

And as a bonus, some of the warranties are transferable! If you sell your home within a certain amount of time (typically 15 years), the next owner will benefit from the warranty as well. 

Depending on the warranty you select, it can add $500-$1,000 onto the estimated price. However, the peace of mind it provides and having all future repairs covered might make the additional costs worth it. 

2. New Gutters

There are benefits to doing the gutters at the same time as the roof installation. One of them is that the ice and water barrier can be installed in-between the fascia and gutters, making your roof more waterproof. 

Additionally, since the gutter crew wouldn’t have to tear off any roofing material to install the gutters, it saves time and labor costs. 

Adding gutters to the package can increase the estimated price from $2,500-$5,000. So if you feel comfortable adding to the overall price, this could be an option for you. 

The Overall Roof Installation Package

When you receive a quote from a roofing contractor, home protection, all materials, time and labor, workmanship warranties, and cleanup are included. 

While prices can vary depending on what materials you choose and any issues that arise during the roofing process, there should be no extra fees lurking around.
